To maintain a high standard for our guests we require certain conditions to be complied with. We appreciate most will and do respect our property and others but the rare abuse requires that we state the following conditions which are taken as agreed to upon confirmation.

Your hosts provide self-contained and self-catering accommodation, we provide facilities for a continental breakfast for your first morning.

Manyat Peak is a working farm. Please observe the following rules:

•Drive slowly and only on the gravel roads to preserve pasture and appearance and to protect wildlife.

•Use gates and leave them as you find them. Some fencing may be electrified to contain stock.

•Beware of snakes. They are timid and will only bite if startled, cornered or an attempt is made to handle them.

•Dams are fenced and must not be entered under any circumstances.

NOTE: There is no WiFi on the property and Telstra reception can be patchy

NUMBER OF GUESTS MUST NOT exceed the number stated on the booking confirmation Notice,.


PERSONAL INJURY. Whilst your safety is our concern, it is the responsibility of guests to take proper care. Accordingly, whilst children are welcome, (with the exception of Kestrel cottage-Adults only) they are required to be properly supervised at all times.

DAMAGE, BREAKAGES, THEFT AND LOSS are the tenant’s responsibility during their stay. Further fees may be charged to replace lost or broken items.

DEPARTURE – the property should be left in a similar state to its condition on arrival. Check-out time is strickly 10.00am by the latest, (unless otherwise arranged), to allow time to prepare the property for the next guests.

LOSS OF PROPERTY – the owners take no responsibility for the tenant’s personal property

PETS - strickly No animals allowed.

SMOKING is not permitted in the cottages. If you smoke outside please be careful and dispose of your cigarette ends responsibly in the sand pots provided. Particularly in the summer, fires are easy to start.

BOOKINGS. A deposit of 50% of the total cost is required to confirm a booking, the balance payable prior to departure. Credit card details must be provided on arrival if not before for pre-approval.

CANCELLATIONS. A full refund of deposit will be made where cancellation by the client occurs over 30 days prior to the booking. No refund will be payable where cancellation by the client is within 30 days of the booking unless the accommodation can be re-let in which case a full refund will be made subject to a $50 cancellation fee.

Guests agree to the above conditions and authorise the operator to charge credit card for any loss or damage for which they are liable under the terms of the above conditions.
